Renting a retirement home is becoming an increasingly popular option, as seniors prefer to rid themselves of the inconveniences that come with home ownership. In Toronto, retirement home rental fees can range from around $2,000 to upwards of $5,000. While Toronto is an expensive real estate market, the price you pay will depend on the service you opt for. Other factors are the size of the rental unit, its features and of course, its location. However, all of Ontario’s rental homes are subject to the Landlord and Tenant Act, which allows the province to limit rent increases. Provincially mandated increase caps make sure your fees are fair. The Landlord and Tenant Act also sets standards your retirement residence must adhere to. You have a right to a safe and fair home.
How your rights as a senior are protected
In addition to protecting you as a tenant, you will find protection specific to retirement homes. The Retirement Homes Regulatory Authority (RHRA) regulates, inspects, and licenses senior communities in the province of Ontario. It ensures that you live in a safe and equitable environment. On another hand, the Ontario Retirement Community Association (ORCA) is a voluntary organization. Retirement homes with rentals join ORCA to demonstrate that they provide you with the best possible services and care, following ORCA's high standards of operational excellence in the sector. Before choosing a retirement home rental in Toronto, it gives you more peace of mind to identify if it is a member of ORCA.
Things to consider before signing a lease
- Review the whole building and property to be sure it meets your standards of cleanliness and security.
- Think about how appealing the building is for visitors, your children and grandchildren.
- Inquire about tenant insurance.
- Ask the landlord about improving your rental unit (for example, installing new carpet).
- Ask whether the landlord is planning any major changes or construction projects.
- Read the fine print of your lease or rental agreement.
- Ask how much you can bring with you.
